The Homebuyer Service is provided in a standard format and is designed specifically as an economical service.
It is intended only for particular types of home: houses, bungalows and flats which are conventional in type and construction and apparently in reasonable condition. It focuses on essentials: defects and problems which are urgent or significant which may have an effect on the value of the Property - although it also includes much other valuable information. The HOMEBUYER provides a Valuation and reinstatement cost assessment as an integral part of the Service. The Surveyor's main purpose in providing the Service is to assist the prospective homebuyer to: Make a reasoned and informed judgement on whether or not to proceed with the purchase; Assess what would be a reasonable purchase price for the Property; Be clear what decisions and actions should be taken before contracts are exchanged Building Surveys
A building Survey (formerly known as a Structural Survey) is a bespoke service suitable for all residential properties and provides a full, detailed picture of their construction and condition. It will comprise a comprehensive inspection of the internal and external building fabric.
A detailed written report tailored to the property will be provided which will include:- Description of the form of construction in respect of each major element of the building Commentary on the condition of each element with particular reference to any defects that may be found Advice on the appropriate remedy for the defects found together with an indication of the likely cost of repairs Advice with regards to future maintenance of the building and the risk of deterioration developing in the future Colour photographs will be included to illustrate the property and defects found (where appropriate) A market valuation of the property can be provided if required
A Building Survey report can be adapted to meet individual requirements and can for instance include specific advice where a client is intending to alter or extend a property and we would be pleased to discuss your specific requirements with you prior to undertaking the assignment.
